How renting from the owner works
Find your home
Browse the listings above. Every home is listed by its owner and shows the weekly rent, the move-in date and whether pets are allowed.
Apply online first
Fill in our rental application on your phone or computer in about 10 minutes. There's no application fee.
We pass it to the owner
We send your application straight to the owner. Owners arrange inspections with applicants in the order applications arrive — so the sooner you apply, the sooner you'll see it.
Deal directly with the owner
The owner chooses their tenant, signs the lease with you and looks after the home. No middleman once you've moved in.
What you'll need to apply
- Photo ID — driver's licence or passport
- Proof of income — payslips, or a Centrelink Income Statement if you receive payments
- Rental history — your current or previous landlord or property manager
- Two references who can vouch for you
Photos of your documents taken on your phone are fine.
For property owners
Rent out your home yourself — we'll help you find the tenant
List your property with us and reach renters across Australia. We advertise it, collect complete applications for you, and give you practical advice — while you stay in control of choosing your tenant and running your rental.
Common questions
Do you accept Centrelink and pension income?
Yes. Centrelink payments, the Age Pension, Disability Support Pension, DVA payments, Family Tax Benefit and child support all count as income. A Centrelink Income Statement from the Express Plus Centrelink app or myGov is all you need to show it.
I've never rented before — can I still apply?
Yes. If you've been living with family or friends, just tell us in the application. A reference from an employer, support worker, teacher or someone who knows you well is fine.
Who will I be renting from?
The owner of the home. Owners list their homes with us so renters can find them; the owner chooses the tenant, signs the lease with you, and looks after rent, repairs and the bond lodgement.
Is Private Rentals Australia a real estate agent?
No. We don't manage properties. We advertise homes for private owners, help them with advice, and pass your application on to the owner of the home you apply for.
Can I use a bond loan or bond assistance?
Yes. If you're getting help with your bond through a state or territory housing scheme, say so in the application so the owner can plan for it.
Do you charge an application fee?
No. Applying for any of our rentals is free.
Are pets allowed?
It depends on the home — each listing shows the owner's pet policy. Tell the owner about your pets in the application.
Is my information kept private?
Your application is emailed to us and passed on only to the owner of the home you applied for. It isn't stored on this website and is only used to assess your application.
Do I need to inspect before applying?
No — please apply first. Homes get a lot of interest, so owners arrange inspections with applicants in the order their applications arrive. You'll always get to see the home before signing anything.
